|Recommended: YesUnique, Character-Filled Living with a Few Opportunities to Elevate — We’ve really enjoyed living here during our first month. The units are incredibly unique and full of character. The exposed brick, ductwork, and original touches make it feel far more like a condo than a typical apartment, and the flooring is beautiful. The high ceilings, loft-style layout, and open floor plan make the space feel huge.
The floor-to-ceiling windows are one of our favorite features. We do wish our unit had more windows, but that’s more of a personal preference than a drawback.
The location is hard to beat. The neighborhood has so much personality and is within walking distance to coffee shops, restaurants, the library, YMCA, and is very close to City Market and Power Light. The building itself feels secure and more intimate compared to larger complexes.
The garage setup has also been great. While we are still on the waitlist for the attached garage, we really appreciate that it’s climate-controlled, secure, and very clean. The garage across the street has been a great alternative.
Maintenance has been extremely responsive and consistently comes the same day, which is rare and very appreciated. The leasing staff have also been kind, approachable, and easy to work with.
The amenities are fun and thoughtfully done. The small self-serve convenience store is a unique touch and very reasonably priced. The pool, hot tub, outdoor seating, and grills all look great, and we’re looking forward to using them this summer. The building is also very pet-friendly, and most neighbors are welcoming and personable. We also love the seating areas throughout the common spaces.
A few suggestions that could make the experience even better
It would be great to have a dedicated dog park, especially with how pet-friendly the community is. We’re considering adopting a dog this summer, so this is something we would personally value as well.
There is consistent noise from upstairs neighbors throughout the day and night, including footsteps, conversations, and occasional music. It’s noticeable enough to regularly impact the overall quiet of the unit. That said, we don’t hear surrounding neighbors at all, so it may be a combination of sound transfer between floors and individual living habits.
We’ve also noticed that entry doors can close quite loudly, and there are frequent door slams throughout the day as well as early mornings and late at night. It seems like the doors may shut automatically, so any adjustment to help soften or prevent that would make a noticeable difference.
The coffee bar is a great amenity and a really nice touch. At times, the coffee and espresso can taste a bit burnt or overly acidic, so it may just need some calibration or maintenance. It would also be helpful to have simple instructions posted for residents on how to properly use and clean the machines.
Some of the bathroom fixtures showers, tubs, sinks feel a bit outdated and could benefit from a refresh. Also, the bathroom sink faucets sit a bit far back, which makes it harder to wash your face without water getting everywhere.
The gym could use an update. The website mentions it being state-of-the-art, but some equipment feels limited and slightly worn.
A dedicated office or coworking space would be a great addition. While there is seating in the clubroom, it’s not very private and the seating isn’t the most comfortable for longer work or study sessions.
The kitchen appliances are nice overall, but at move-in there were a few condition issues scratches on the stove, some rust inside the dishwasher, and the fridge not fully cleaned .
Overall, we’ve had a very positive experience so far and are really happy living here. We’ve really appreciated the team here and wanted to share this feedback in a constructive way. With a few updates and small improvements, this place could be exceptional.

|Recommended: YesWe Love Roaster's Block — I have lived in the building for over a year now and I have really loved my experience here for the most part. The apartments are spacious, the location is great, the outdoor area with pool spa firepits is unmatched in our part of downtown.
The only unfortunate thing is the parking situation. I street park and have had my car broken into via smashed window twice in one year. My partner who pays to park in the lot has also had his window smashed. There is a waiting list to even be considered to park inside that is assuming you are able to pay the high fee to do so . This seems to be an issue for most of KC as of late, however the new management company seemed to have a what do you expect us to do attitude about it. It was nice to be handed a referral to a glass company, but no offer of allowing a temporary indoor space while our car was left with broken window outside while we awaited an appointment for a fix.
Further, the new management company has asked all residents to switch to a new payment platform that charges a 40 connivence fee on top of already pricey rent PER month, per person — if splitting rent with a roommate like most do.
This has been my experience with the new management company coming into place. We loved the care, consideration, personable nature, and effort that the last management company made on a daily basis. It will be interesting to see how the next couple months unfold under this new management.
